Iris regularly advises developer, state owned PRC enterprises, listed companies and high-net-worth private clients on real estate related matters including sale and purchase of undeveloped sites, residential, commercial and industrial projects, acquisition and disposal by way of share and asset deals, conditional purchase of units for re-development purpose, intra-group transfer of properties, mortgages and financing, en-bloc commercial leasing, due diligence on title, encumbrances and other commercial transactions.
Some of the notable transactions she handled for such clients include the novation of a MTRC residential development project to another HK-listed land developer with an estimated development value exceeding HK$30 billion, disposal of commercial building in Sheung Wan at consideration of over HK$6 billion, loan transactions of over HK$500 million with house in the Peak as securities, en-bloc leasing for commercial buildings and shopping malls in Central, Sheung Wan, Kwun Tong, etc.
She also specialises in land-related litigious matters including adverse possession, tenancy disputes, recovery of possession, matrimonial home ownership and other title matters. She has successfully assisted client in asserting ownership over matrimonial home against bankrupt’s creditors.
